Luxury self-build offers route to success at Wynyard Park

Billed as a once-in-a-generation opportunity locally, the executive Self-Build opportunites at Wynyard Park have proved a resounding success, with four phases of Self-Build plots brought to market.

Currently there are over 60 plots sold or under construction across the site in the North East. The latest phase, Lyndhurst, with 13 plots from £300,000, has recently launched, with four sales already secured.

Infrastructure works are going in across the site, facilitating the building of the individual homes, which are sold using a serviced plots model.

The plans for the homes must follow the Design Code for the site, and like Quinn Estates’ Hammill Park development, as land owner and master planner Wynyard Park holds the right to review plans prior to planning application, to ensure compliance with the overall vision of the development.

Once purchased and approved, owners are free to contract their homes on any basis they choose, as long as they comply with build out clauses and the Design Code. The homes are sold as freeholds, but with a rent charge for the estate management.

Part of the success of the site is its composition. It’s a gated, executive development in a spread out wooded environment, offering luxury living that includes a concierge service, all of which is fairly unique for the area.

In addition to the premium plots, Wynyard Park will incorporate a range of homes from entry-level up, with an adjacent business park providing over 2,000 jobs.
